What is Amortization?
Amortization is the mathematical schedule used to pay off an installment debt (such as a mortgage, auto loan, or personal loan) over a fixed term through equal monthly payments.
How an Amortization Schedule Works
Even though your total monthlyPrincipal & Interest (P&I) payment stays identical every month, the internal split changes every 30 days:
- Early Years: Because your outstanding loan balance is at its peak, 75% to 85% of your monthly mortgage payment goes toward paying interest, while only 15% to 25% reduces your principal balance.
- Later Years: As principal gradually declines, less monthly interest accrues, accelerating the portion of each payment that knocks down principal.
Why Extra Principal Payments Save Tens of Thousands
Every extra dollar you pay above your scheduled monthly payment goes 100% toward principal reduction, permanently eliminating all future interest that dollar would have accrued over the remaining 20 to 30 years.
